Case Study -
Redevelopment of Auto Salvage Yard for Kindergarten
Project Overview
This site was formerly used as an automobile salvage yard which included the illegal burial of automobile-related materials on portions of the 13-acre property. The area surrounding the site includes single and multi-family residential developments and an elementary school. The Town of Londonderry acquired the site for non-payment of property taxes. EnviroSense was then retained to assess the environmental issues relative to the site, and to provide a cost estimate for remediation of the site for potential future use as a kindergarten. EnviroSense completed research on the historical use of the site, as well as environmental investigations previously completed by other parties. EnviroSense also completed an environmental investigation of the site. The investigation included completing soil borings and installing ground water monitoring wells, collecting soil and ground water samples for laboratory analysis, and collecting sediment and surface water samples for laboratory analysis from a wetland on the site. The findings of the site investigation, a summary of the historical research, and a cleanup cost estimate were presented in a report to the town. Based on the report findings, the town abandoned plans to locate the kindergarten on this property. However, EnviroSense continued with site work, including the completion of Level 1 and Level II Site Investigation per New Hampshire Department of Environmental Services requirements, development of a Remedial Action Plan (RAP), and implementation of remedial activities to remove buried waste and clean up soil and ground water impacted by contaminants.
EnviroSense Role
- Researched, compiled, and summarized historical use and existing environmental site data.
- Implemented and conducted a site investigation involving soil borings, monitoring wells, surface water and sediment sampling, and test pits.
- Presented site investigation findings and remediation cost estimate to state regulatory representatives and the municipality to consider options for development of the site.
- Developed RAP for remediation of the site, and implemented remedial activities upon RAP approval by the DES.
